jrz, thanks. I ordered the thermoster today. They said I can return the board. If you call, they will email you instructions on how to return. I think the main thing is the 30 day policy and new condition. I pulled it out this evening and I am returning it tomorrow. I really hope the new part does the trick. thanks for your help.

my $5 thermoster seems to have fixed my problem. Took about 10 minutes to fix. JRZ you were right on. Thanks so much. Finally fixed. For 8 hours I have been at 10f.

All is working fine, had one more water backup but I know the drain was frozen from the prior sub 0 temp. I let it all thaw for about 4 hours and all is good. thanks

cmpitt - You are welcome ! I too replaced the 5$ thermistor - I ordered and received a pair just in case one fails again - Now I will call about returning the 200$ control board - FOR ANYONE ELSE READING THIS STRING THE PDF MANUAL GENE POSTED IS A GREAT HELP. IT ALSO EXPLAINS THE THERMISTOR FAILURE "DEFAULT MODE" - If either thermistor fails completely (it must be disconnected to fail completely) the RC or FC will default into a cyclycle mode versus a temperature sensetive mode. This may help maintain more normal temps until it is fixed.
