:( Every thing works fine except that the agitator seems to ratchet clock-wise
occasionally , winding up clothes and tearing them.

Steve, Since your washer doesn't have a "dual action" agitator, and the agitator
ratchets, this is a good indication that the agitator splines are "stripped" and the agitator is slipping on the transmission output(agitator) shaft. You'll need to replace the Part number: AP3020228
Part number: AP3020228
agitator. You also want to make sure the washer isn't being overloaded, that's the major cause of your type of problem.
