I live in an apt complex and have been having non stop issues with my refrigerator keeping the bottom compartment cool. Its one of the standard freezer on top models, and by the looks of it, its pretty old maybe 15 years?

Ive had to call them a number of times to fix the fridge for the bottom compartment not cooling properly. Temps would usually be around 50 degrees at its lowest, which they tried telling me is normal. They made a few repairs to the fan, but its still not cooling properly

However, now I have a bigger issue. After grocery shopping I came home to find the fridge and freezer were completely off and heard no running fans. I guess it was in defrost mode? I opened the freezer and the air was getting kind of warm in there. I started putting groceries in when I noticed a bag toward the back was melting. I noticed a brown mark at the back of the freezer wall at the bottom and touched it with my finger and got a really bad burn. Not a freezer burn, but a hot burn that was bad enough to give me a blister.

What is possibly going wrong? The landlord doesnt seem to concerned about this. Food is actually being melted during the defrost processes and im afraid this can cause a fire. Theres also a hole of sorts in the back where the wall separated from the freezer a bit, so Im worried it might be leaking now too? Theyre trying to tell me its normal for it to get that hot inside the freezer. That cant possibly be right...

Fifty degrees in the fridg section is too warm and will cause food spoilage. If the condenser coils are clean, you probably have refrigeration issues that are probably terminal. I would ask for a better fridg.
Also, if this fridg. is running a lot, you are probably wasting up to $100 per month depending on your electric rates.
