One of my tenants have a pretty good amount of water pooling underneath the lower drawer units. This water, or water from another source, is also leaking outside the fridge in the front left-hand corner.

Both the fridge and the freezer appear to be running "okay", but the water is causing carpet damage/mold.

I would get a new gasket kit, but I don't want to spend even that money until I know the fridge isn't on its way out??

Sounds like the drain tube for the defrost is plugged.
It attaches to Item 35 in the "Compartment separator" section.
Often it can be blown clear with compressed air, just blowing into it with a piece of tubing or a turkey baster with some water in it.
Once it is clear use a turkey baster and flush it with a 10% bleack soltion. This kills the crud growing in the tubing.
You may not want to do this step as you do not want to bleach the carpeting.

Another thing to check is the drain pan (Item 25 in the "Unit" section) to be sure the end of the tube is not clogged up with dust etc.
