Occasionally had wet clothes after cycle. Now screeching sound and burning rubber smell after 30 sec of spin cycle. Motor seems free, pump also, belt to transmission melting on motor pulley. Transmission agitates fine, Spin direction VERY hard to turn. Also manually turning inside tub a real job. Observing outside bottom of outer tub while turning pulley noticed all items at tub turning, including plastic ring and rubber between ring and tub also transmission case. Tub not leaking yet though. Is this supposed to turn or is there a brake problem? A tub seal/bearing problem?

Remove the plastic tub top and look for something jammed on top of tub.

Removed top plastic ring, did not see anything between tubs. Took off agitator, also clear. Have plastic spanner nut to remove before tub removal. May get wrench if tub has to go.
Is the plastic cup/ring on underside of outer tub around the top end of transmission case supposed to turn during spin? Mine does, suspect tub seal bearing? between outer tub and transmission case frozen. Transmission case rotates during spin? Yes/No?

Look above the tranny for water leaking,you might have a brake release problem due to water getting into the brake bearing. Sometimes you can tap on the brake housing to get it to release, just turn the tranny pulley in the spin direction and tap on the brake housiong with a hammer. If that won't work, you can remove the pulley plastic bearing cover, remove the retaining clip, then remove the screws from the brake housing evenly to release the brake sping, then the brake and bearing. Inspect for rust damage.
If that fails to work, you might have a seized tub sleeve bushing. You will need to order the special spanner wrench to remove the spin basket nut. Go to www.applianceaid.com for info on this dependable care washer.

I tapped the brake housing with the pulley CCW no change. Sprayed wd40 on the the two bronze bushings joint at underside of tub. A couple of hours later, inner tub and transmission turns much easier after a initial momentary resistance, plastic piece touching the outer tub at the top of transmission does not rotate now. I can see the two bronze bearings, inside one turns, outside one and plastic piece does not, guess that answers my question before. Does this mean new seal assembly now or is lubrication occasionally ok? (If no leaking seen.) The seal between the agitator shaft and the nut collar could be better looking. Have not opened brake housing, is there a big possibility of transmission water damage, no sign of water right now?

Well, you found the problem, will remember this spraying of WD-40 for the future.
For replacing the bearing and seal, the only tool you will need is the tub nut spanner wrench available on this parts site, no need for the spring stretcher.
Just go to www.applianceaid.com for dependable care bearing replacement info.
