So I have a dryer that came with our rental house. The owner said it didnt work, I diagnossed it and it had a burnt out motor. Bought a motor, installed it tested it out and the drum spun just fine, hot air was being blown through - everything was great.

Got a txt a few hours later from one of my roommates. "Bad news, the dryer doesnt work, and washer is leaking... a lot"

So I try get home try the dryer again, doesnt work. Take it apart, reposition the belt - she works. Well this time I try putting some clothes in and the drum wont spin if it has weight.

My initial diagnosis is the spring necessary to hold the belt tension has lost its elasticity, or I need a new belt.

Currious for your thoughts.

Oh and the washer is leaking right from the center under the tank. (I am not sure I want to tackle that repair)

So I try get home try the dryer again, doesnt work.
When you say doesn't work, what happens?

Sounds like you may have the belt on wrong, check out the below
Dryer Belt Diagrams

Could also be the front glides.
Rotate the drum by hand with no clothes in it, should rotate fairly easily.
Then put clothes in and try it there should not be a huge difference and the drum should not jam up.

Sorry was at work when I made the post.

Model Number is MDE9806AYW.

Once loaded the belt slips around the drum.

I tried your hand rotation with and without and once loaded the drum is difficult to turn. So my guess is that it is off the glides. I am not entirely sure I know how to fix that but I will try.

Well your motor is good and strong usually if the drum has too much drag it will stall the motor.
I would check how the belt is looped through the idler, the belt itself, and then front glides, drum seals etc..
Sounds like the clothes are putting too much drag on the drum for some reason, this may have been the cause of the motor going out in the first place

Here is a couple of tips for you. First of all the belt should be rib side down on the drum. If you are going to pull the blower housing off to remove the drum, the best way to insure the drum is on the rollers is to sit the drum on the rollers, and turn it clock wise a half of a turn, and then counter clockwise a half of a turn, and then back clockwise a half of a turn. Make sure your belt is on ribside down when you do this. Not attached to pully yet. Then put the blower housing back on, and mount it with the 5/16th of a inch screws.

I also would agree with you about the spring. But alot of times the mistake with the novice is when they install the belt, there is a grove on the drum, that the belt could slip right in. If it does, the belt will be to loose to turn the drum, when there is clothes in it. Make sure the belt is not in that groove. Just a few times from an everyday appliance man.
